The 2026 rules, as a checklist
Since 15 January 2026 a granny flat can be built without a building consent where every one of MBIE’s conditions is met:
- New, detached, single storey, up to 70m²
- No more than 4m high, floor no more than 1m off the ground
- Lightweight, and at least 2m from boundaries and other homes
- Its own kitchen and bathroom
- Built or supervised by a Licensed Building Practitioner; plumbing and wiring signed off by the trades who do it
- Your council told before work starts and when it’s finished
Exempt from consent is not exempt from the rules: the Building Code still applies, and your site may still need a resource consent. Your council confirms whether your project qualifies. How much does a portable granny flat cost?
Our sizes up to 70m² run from $28,000 for the ~25m² Studio 20ft to $65,000 open plan for the ~69m² Comfort 40 (with the 2.2m ceiling), including GST, and each bedroom adds $1,500. The price includes the kitchen, bathroom, internal walls, internal plumbing and wiring, all finished in the factory, and sea freight to the nearest suitable New Zealand port. Road transport, foundations, installation and the final connections depend on your site and are quoted for your address.
Do I need a building consent for a granny flat?
It depends on the build and your site. Since 15 January 2026 a new, detached, single-storey granny flat of up to 70m² can be built without a building consent where every one of MBIE’s conditions is met, including boundary setbacks, lightweight construction and work by a Licensed Building Practitioner. The exemption belongs to a build that meets those conditions on your site, not to a product you buy, and the Building Code still applies. Your council confirms whether your project qualifies. What do delivery and installation involve?
Sea freight to the nearest suitable New Zealand port is included in the price. From the port it goes by truck to your section, at about $380 an hour. If your site needs a crane to set the home in place, that is quoted separately, before delivery. Installation comes in three stages (unfolding and setting up the home, roof and deck installation and interior finishing), about $3,500 each, and every stage is optional: use our team, your own builder, or do part of it yourself.
How do I pay?
In three payments: a 30% deposit to confirm the order and start production; 40% once your home is built, after we send you photos and video of your own finished unit; and the final 30% when it arrives at the nearest suitable New Zealand port.
