How It Works
Design and planning, a deposit to start your build, production and shipping (delivered in about 3 months), delivery to your site, about an hour to unfold and one to three days to finish, and utilities connected within about a week. Here’s the whole journey, with real numbers.
Stage 1
Everything starts with the plan. We sit down with you to choose the right model for your site and budget, then work through the details — layout, colours, cladding, kitchen and bathroom finishes — using the choices set out in our design and customisation guide. If you’re planning a granny flat, we’ll help you choose a model that fits your site and budget.
We’ll confirm your floor plan and selected finishes before production starts. You get a written quote and specification before you pay anything. To see the finishes in person, book a viewing at our Pukekohe showroom, open 7 days by appointment.
Stage 2
Once you’re happy with the quote, you review and sign the build agreement — which spells out your specification, price and protections — and pay a 30% deposit to secure a production slot and begin manufacturing. That deposit is what reserves your place in the build queue, so the sooner it’s in, the sooner your home starts.
It’s the first of three payments: 30% to start, 40% once your home is built, and the final 30% when it reaches the port. You never pay the full amount upfront.
We don’t lend directly, but we work with independent finance providers who understand modular and transportable homes. Our finance partner in New Zealand is Nobilo Finance. Any lending is arranged directly between you and them, on their terms. Just ask, and we’ll point you in the right direction.
We’re not a financial advice provider, and you’re under no obligation to use them — see our disclosures.
Stage 3
With your deposit paid and the plan confirmed, your home is built in the factory: steel frame, insulated panels, windows and doors, kitchen and bathroom, with wiring and plumbing inside the walls.
When your home is finished, we send you detailed photos and video of it. The second payment — 40% — is due once you’ve reviewed them.
Because the units are standardised, we can hold some inventory too. If you need something fast and flexible on specification, ask about stock availability — in-stock units in the Auckland area can be delivered far sooner than a custom order.

Stage 4
Your home folds down to a single module and ships by sea to the port we’ve agreed with you. Production and shipping together come to about 3 months.
The final 30% is due when your home arrives at the port, before it’s released for pickup or delivery. (The middle 40% was paid when the home was finished at the factory, after you’d reviewed our photos and video of it.) We tell you when it sails and when it’s due in.

Stage 5
Self-collection. You nominate the port that’s most convenient for you; we agree it together and ship your home to that port for you to collect. Or, self-pickup from our central warehouse in Pukekohe.
Delivery to your site. Prefer us to handle it? We deliver right across New Zealand. To keep your costs down, we choose the arrival port based on your address — landing your home as close to you as possible to save both time and money. Because it’s worked out on your actual location rather than a flat rate, delivery is quoted individually, and we work hard to keep your costs as low as possible. Either way, we’ll talk through what your site needs beforehand — level, stable ground and room for a crane or truck to position the module.
Site preparation is the one part that’s usually organised locally. Depending on your soil and slope, the home sits on engineered timber piles or a concrete pad. Getting a stable, compliant foundation right is a key homeowner responsibility, and we’re happy to advise on what’s required. Before you accept a low foundation quote, read why a cheap foundation is rarely a good deal.

Stage 6
On site, our installation team or your own builder unfolds the wings, which takes about an hour, then secures the structural module to your foundation, fits the roof and deck and finishes the interior. All of that typically takes one to three days.
The final step is the services. New Zealand law requires the final water, drainage and electrical connections to be made by a locally Registered Plumber and Electrician, who provide their Safety Certificates and Records of Work. Because everything is pre-installed to AS/NZS standards at the factory, those connections are quick — utilities are typically connected within about a week, and then you can move in.

Peace of mind
Your home is backed by a 3-year structural warranty and a one-year warranty on fixtures and finishes, under the Consumer Guarantees Act and Fair Trading Act.
And because the whole thing is modular, it’s not necessarily forever-fixed: if your plans change, a unit can be disconnected, folded back up by professionals and relocated. To start your own journey, book a viewing, browse the range, or get in touch — and if you’re still weighing quality, read the build-quality guide first.
