Questions
How much does a sleepout cost?
From $28,000, including GST. By size: Studio 20ft (~25m²) $28,000, Comfort 20 (~36m², open plan) $36,000, Studio 30ft (~38m²) $34,000, Studio 40ft (~51m²) $42,000. The price includes the kitchen, bathroom, internal walls, internal plumbing and wiring, all finished in the factory, and sea freight to the nearest suitable New Zealand port. Road transport, foundations, installation and the final connections depend on your site and are quoted for your address.
Does it come with a bathroom and kitchen?
Yes, each one is a self-contained sleepout. The Studio has a bathroom with a shower and toilet, and a kitchenette with a sink and benches. The Comfort 20 has a full kitchen and a bathroom with a vanity, shower and toilet. Both are fitted in the factory along with the internal plumbing and wiring, and your local plumber and electrician make the final connections on site.
Do I need a building consent for a sleepout?
It depends on your site, the size of the building and how it is installed and connected, and your council confirms it for your property. Since 15 January 2026 a single-storey granny flat of up to 70m² with its own kitchen and bathroom can be built without a building consent where every one of MBIE’s conditions is met. That exemption belongs to a build that meets the conditions on your site, not to a product you buy. For what that means on your site, talk to us.
What do delivery and installation involve?
Sea freight to the nearest suitable New Zealand port is included in the price. From the port it goes by truck to your section, at about $380 an hour. If your site needs a crane to set the home in place, that is quoted separately, before delivery. Installation comes in three stages (unfolding and setting up the home, roof and deck installation and interior finishing), about $3,500 each, and every stage is optional: use our team, your own builder, or do part of it yourself.
